When you are ready to sell your home, you probably have a lot of expectations. You expect it will take a certain amount of time, that you will get a certain dollar amount, and that the closing will go a certain way. While it is certainly true that things may indeed go according to plan, it is my job to be proactive and get as close to your expectations as possible while sharing my expertise and counsel regarding what I am seeing in the market so you can adjust as needed.

Below is an outline of my marketing plan to get your property sold:
Professional Photography – Buyers are most likely going to view your home online before they ever set foot in your home. Therefore, professional photography that allows your home to shine is a must.
Staging – Although not all homes need it, using staging helps buyers envision themselves living there. Staging could be using your furniture, or staging furniture.
Pricing – There is no better marketing tool for your home than pricing it right. I know there is a fine line between pricing it to get a buyer’s attention and leaving money on the table. On the other side of the coin, If pricing is above what the market will bear, your home may sit on the market longer than you desire. I will review the market, looking for properties that are currently for sale and have recently gone under contract and sold to help you determine where your home fits in.
Online Marketing – The majority of buyers look online to help narrow their search before seeing a home in person. Your home will be listed on the Multiple Listing Service (MLS), as well as Zillow/Trulia. I will draft for your review an exciting description of your home to entice buyers to want to come take a good look. And of course the professional photos will show your house in the best light.
Yard Sign – The day your listing goes active on the MLS, a Windermere For Sale sign will go up in front of your home. Your home will now be affiliated with one of the most recognizable real estate brokerages in our area. The Windermere For Sale sign is a sign of quality and provides potential buyers peace of mind.
Flyer and Information – I will create an easy-to-take flyer with information and photos of your home so buyers can review the information in the comfort of their own homes.
Silent Talkers – These cards will be placed around your home and will provide potential buyers information on features that may not be readily apparent such as upgraded heating and cooling systems or an on-demand hot water heater.
Just Listed/Open House Cards – Depending on our marketing strategy, I may send out Just Listed and/or Open House invitations to the neighbors and potential buyers.
Brokers Open – A Brokers Open is like an open house for agents. Agents who have buyers for properties similar to yours seek out newly-listed properties to preview. If they like what they see, a showing with their clients may likely follow!
Windermere Sales Meeting – Your home will be presented at the weekly sales meeting at the Windermere office closet to your listing. There could be to over 70 local agents who have connections to buyers who are in the market to buy in your area.
Open Houses – Depending on your home, open houses can be a great strategy for getting potential buyers into your home. Buyers always walk out of my open houses armed with plenty of information about your property and the market so they are confident about their buying options.
